The City has received an application to construct a multifamily development at 435 Green Ave W. The proposal consists of 84 townhouse units. The units would be divided into ten buildings, eight of which are two storeys and two are three storeys in height. This proposal would require an amendment to the City’s Official Community Plan to change the future land use designation on the property from 'Detached Residential' to 'Ground Oriented Residential' and rezoning the property from the R2 (Small Lot Residential) zone to the RM2 (Low Density Multiple Housing) zone.

In 2021 the City processed a different proposal for this property. That application was to change the OCP designation to 'Urban Residential' and rezone the property to RM3 (Medium Density Multiple Housing) for two apartment buildings, with a total of 151 units – later reduced to 130 units. After the public engagement period for that proposal, Council ultimately voted to deny the application. A new developer is now applying for a townhouse project on the property and has taken into account some of the comments raised during engagement for the previous application.
