The City has received an application for an Official Community Plan (OCP) Amendment at 434 Lakeshore Drive West. The proposal requests a change to the future land use designation on the property from “Low Density Residential” to “High Density Residential”. At this time, there is no application for a specific development proposal; however, a Development Permit application would be required in the future to approve the form and character of any new development on the site. More information is provided below to explain what "Low Density Residential" and "High Density Residential" mean.
Given that this proposal would require an amendment to the City’s OCP, the City would like to ensure members of the community are aware of the application and have the opportunity to learn more and share their views before the proposal is considered by Council.
Paper copies of the survey are also available at City Hall, the Library, and the Community Centre during business hours
NOTE: The intent of the engagement is to understand community perspectives regarding the proposed land use change and help inform Council’s decision. Community feedback is one of several factors Council must balance and consider when making decisions on behalf of the community. If the application proceeds, there will also be a future Public Hearing where residents can provide comments directly to Council.

434 Lakeshore Drive W is currently designated Low Density Residential, which allows for low-density residential development generally up to 3 storeys, such as a house (single detached dwellings) with or without secondary suites or carriage houses, duplexes, or townhomes. The City has received a request to change the land use to High Density Residential, which would allow for high-density residential development up to 6 storeys, such as townhomes and low-rise and mid-rise apartments.
