Council denied the request to give first reading to the revised proposal.


Council is being asked to review a revised proposal for 435 Green Avenue W at their meeting on July 20, 2021 and reconsider a request to amend the OCP and Zoning Bylaw. Council support for the original proposal for two six-storey apartment buildings on the property was split. The developer has since revised their proposal and the major changes are as follows:

  • Building closest to Green Avenue West reduced from 6 storeys (18.4m) to 4 storeys (12.8m) height
  • Number of units reduced from 151 to 130
    1. Proposed unit mix:
      • 3 bedroom/2 bathroom: 18 units
      • 2 bedroom/2 bathroom: 66 units
      • 2 bedroom/1 bathroom: 8 units
      • 1 bedroom/1 bathroom: 38 units
  • Parking spaces reduced from 191 to 166

The City has received an application to construct a multifamily development at 435 Green Ave W (former Kampe property). The proposal consists of two, 6-storey rental apartment buildings with a total of 158 units in 1, 2, and 3 bedroom configurations. This proposal requires an amendment to the City’s Official Community Plan to change the future land use designation. Before the application is presented to City Council, the City would like to understand whether or not residents are open to changing the ‘future land use’ of this property. Residents are invited to review the information on this site, take advantage of the opportunities to get involved and share your feedback before April 19. The results of the feedback form have been posted in the Documents section.
