Consultation has concluded
The City has received an application for 955 Timmins Street. The proposal consists of repurposing the existing building to a mixed-use recreation and commercial facility. In addition to three 24-studio unit apartment buildings (72 dwelling units total). The application states the buildings would be comprised of studio units. This proposal would require an amendment to the City’s Official Community Plan to change the future land use designation on the property from ‘High Density Residential’ to ‘Mixed-Use’.
The proposed development consists of a mixed-use commercial and recreation facility with 72 studio rental units. The recreation facility is proposed to contain two ice rinks, a baseball training facility, indoor pickleball courts, and other commercial units. The initial plans show 217 parking spaces, 97 bicycle parking spaces, landscaping along property lines, and 9 outdoor pop-up pickleball courts.

Share Why doesn't the developer increase the number of residential floors to 4 or 5 floors per building. This would increase the number of affordable, central, rental units for Okanagan college students or Penticton residents. The Fairfield Inn & Suites on Eckhardt Ave is 4 floors and the apartment beside the hotel is 5-6 floors I believe. So the residences wouldn't be out of place height wise & not blocking any real views as they just look over the Kings park field and the proposed commercial / recreation facilities.
Also, why isn't the developer responsible for installing at least 2 - 4 entrances and exits to this very large, multi-use facility for emergency access reasons, and easy access points from the East & West sides of Penticton for the residents and public to access the many amenities; instead of funneling all that increased traffic along Moosejaw St to Scott avenue and onto Timmins St.

Hi there, we appreciate your feedback on the proposed development. The comments and questions you have provided will be passed along to the applicant and Council for consideration for future stages such as the rezoning and development permit applications. Some of these details will be finalized further along.
Some traffic calming measures have been added to this neighbourhood very recently. Providing access from the highway would require there to be access through private properties and also require approval from the Ministry of Transportation. The Ministry of Transportation does not support access from the highway to this property and therefore access must be provided off of Timmins Street. Additionally, all development applications are reviewed by several City departments and items such as drive aisles, entrances/exits and emergency access are looked at to ensure they meet the requirements.
Right now, the question we are posing to the community is the use of the land. The applicant is proposing to change the OCP designation from "High Density Residential" to "Mixed Use" and we would like to know if this is consistent with the community's vision for this area.
